
House Buyers & Periodic Inspection Reports
We believe we are somewhat unique in the service we provide to home buyers. Unlike many electricians we do not use our reporting service as a way of generating new work and follow the current IET and Electrical Safety Councils guidance. Which is, in a nutshell, as long as an installation is in a safe condition and fault disconnection times are met then the installation can be considered in satisfactory condition. The wiring regulations are not retrospective and you are not required to update your system unless it poses a hazard. We have two levels of inspection available depending on your needs.
Level One: (The most popular as it covers all the basic safety concerns)
A 60 point visual inspection/survey of the electrical installation and 4 key supply and earthing tests. You will receive a report outlining any possible problems and areas for concern.
Checked against a +60 point on all visible parts of the electrical installation and fittings
Sample investigation of socket and lighting internals (owner permission
allowing).
Identifies possible safety issues, deterioration or damage observed
Examines any alterations to the original installation - have they been carried out correctly?
Photographs of areas of concern for your reference
Rough estimate for any remedial work required
Level Two: (Periodic Inspection Report )
In addition to the Level One checks full sample testing of the installation will be under taken and detailed Periodic Inspection Report will be compiled.
A Periodic Inspection Report is a full survey on the electrical system and classifies any defects, no matter how minor, into the following 4 categories.
- Requires urgent attention
- Requires improvement
- Requires further investigation
- Does not comply with BS7671 (this does not necessarily imply that the installation is unsafe)
This is the most thorough inspection that can be made to an electrical system and the results can seem daunting to the untrained eye. We will talk you through the results and explain them in plain English for you.
